Terms and Conditions

These terms govern quotations, contracts, invoices and wider construction services provided by Introspec Construction.


1. Scope of Services

We provide residential construction services including loft conversions, home extensions, garage conversions, renovations, structural alterations and wider building works. The agreed scope for each project is defined in writing through quotations, specifications, drawings, schedules or signed contracts.

3. Variations and Additional Work

If the client asks for changes, or if hidden conditions are uncovered during the works, we may issue a variation. Programme dates and total cost may change where a variation is accepted or where additional work becomes necessary to complete the project safely and correctly.

5. Programme and Delays

Project programmes are estimates unless specifically confirmed as fixed. Delays can arise from planning decisions, weather, third-party approvals, structural discoveries, material availability, client changes, restricted access or other matters outside reasonable control.

7. Planning, Building Control and Structural Information

Where drawings, planning submissions, engineering input or building control approvals are needed, responsibilities should be set out in writing. We are not responsible for third-party consultant delays or authority decision times unless specifically agreed.


8. Existing Conditions

Work to existing buildings can reveal hidden defects, non-compliant historic work or unforeseen structural issues. Where this happens, we will explain the issue and provide the most sensible route forward before any additional chargeable work proceeds where possible.


9. Materials and Finishes

Materials and finish levels are based on the written specification. Natural variation can occur in timber, stone, tiles, paint and other building products. Equivalent substitutions may be used where products become unavailable, provided the overall quality and suitability are maintained.


10. Documents and Digital Signatures

Quotations, contracts and invoices issued through the admin system or related document workflow form part of the project record. Where electronic signing is used, the signed document is treated as the operative version unless a later written replacement is agreed.


11. Liability

We do not exclude liability where it cannot lawfully be excluded. Subject to that, our liability is limited to the value of the relevant contract or order, and we are not liable for indirect or consequential loss, loss of profit or loss arising from matters outside our reasonable control.


12. Governing Law

These terms are governed by the laws of England and Wales unless otherwise required by law.
